Wood is a sustainable material, that can store CO2 and due to its characteristics such as durability, non-flammability, insulation and sustainability lead to higher efficiency in construction process, especially in modular construction, where wood is a primary material used.
Engineered wood products like cross-laminated timber (CLT) has been called “the concrete of the future”. It delivers at minimum the same structural strength as reinforced concrete. 1 m3 of concrete weighs approximately 2.7 tons, while 1 m3 of CLT weighs 400 kg and has the same resistance. Contrary to popular belief, wood is an amazing insulator and can provide use all year round. Physically, to achieve the same degree of insulation that a 0.1 m thick CLT wall would afford, a concrete wall 1.80 m thick (1/18 ratio) would be needed.
Mass timber enables inherent fire resistance through the insulation of inner layers and due to that is considered one of the least flammable materials for construction. For example, in a fire-resistance test, 100 mm CLT wall has a burn time of 2 hours (unlike steel, CLT remains structurally stable at high temperatures). It is a sustainable type of construction that contributes to the reduction of carbon footprint both, through the carbon captured and stored in the wood products and the avoidance of alternative CO2 intensive materials.

When timber is exposed to heat, it goes through a thermal breakdown process and a layer of char forms on its surface. Wood has around a 10-12% moisture content and when it ignites, the moisture evaporates, and the charring process begins. This charred layer acts as a natural insulator which protects the inner core.
The surviving structure in the uncharred inner core remains relatively unaffected, maintaining its structural strength and stability. Typically, a wood structure can remain stable for up to two hours when exposed to a fully developed fire.
